Description

Yew Tree Farm is a truly stunning property steeped in history and with a wealth of character every guest is sure to appreciate. Modernised by the owner to the very highest specification with every conceivable modern day convenience, luxuriously furnished, and equipped to an excellent standard. The garden is a real feature of the house. Known as the Image Garden, it is laid out in Italianate style and is full of statues and sculptures created by a previous owner in the early 19th Century - the multitalented Thomas Bland, artist, poet, composer and scientist. Every year they held a garden party for up to 1400 people to celebrate the accession of Queen Victoria. The property can accommodate up to 15 people, ideal for large family gatherings or walking parties. Reagill is a delightful village situated in the unspoilt Eden Valley. This area is probably Cumbria's best-kept secret, with picture postcard villages and beautiful rolling countryside. It is ideal for walking and cycling and offers fishing on the Eden. Nearby attractions include Brougham Castle, Acorn Bank house and gardens, Rheged Discovery centre and Wetheriggs Pottery. Reagill is easily accessible from the M6 and just a stone's throw from The Lake District, Yorkshire Dales and Scottish Borders. The nearest town is the market town of Appleby, famous for its horsefair or the larger town of Penrith is just a 15-20 minute drive.

The property can be booked along with KNIPE HALL (property number 118178 follow the link below to view) for larger parties. Knipe Hall has the additional feature of a Party Barn, which can be made available by arrangement with the owner of the properties. The owner is also able to assist with transport between the two properties along with organising cycle hire, fishing and horse riding by prior arrangement.

Accommodation
Ground Floor

The accommodation has under-floor heating beneath stone flags on the ground floor and carpet and radiators upstairs and comprises:

Main hall/reception room: With open staircase to first floor and computer terminal for guests use.

Entrance hall/cloakroom: For wet gear.

Lounge: 'L' shaped lounge with open fire, colour TV, DVD, Video, Digibox, CD, has broadband access.
Dining room: With two large teak tables, antique oak sideboard and open fire with heated
stone seating around then fire.

Kitchen: With electric range with double oven and gas hob, dishwasher, fridge and freezer and microwave. Breakfast table with bench seating.

Utility room: With washing machine and tumble dryer, small fridge and freezer - serves as drying room.

Cloakroom: With WC and hand basin.

Bedroom 1: Studio bedroom useful for people with walking difficulties, with Zip 'n ' link bed which can be twins or a super King size and ensuite shower room, WC and hand basin.

First Floor

Bedroom 2: Master bedroom with king size bed, doors to balcony overlooking the garden and ensuite bath, shower cubicle, WC, bidet and twin wash basin with door to nursery room/reading room.

Bedroom 3: Second master bedroom with king size bed, open fire, exposed Stonework, beamed ceiling and ensuite bath, WC and hand basin.

Bedroom 4: Twin bedroom with zipped twins and ensuite bath with shower over, WC and hand basin.

Bedroom 5: Double bedroom with ensuite shower over bath, WC and hand basin.

Bedroom 6: Twin bedroom.

Bedroom 7: Bunk bedroom with double bed below and single above. This bedroom shares a bathroom with Bedroom 6 with shower over bath, WC and hand basin.

Facilities
All fuel, bed linen and towels provided. Cot and highchair available. Hot Tub.

Outside: Two large lawned gardens, two patio areas with BBQ, seating and patio heaters. Mini football pitch nearby. Hot Tub. Children will require supervision in the Image garden for safety reasons. Ample off road parking. Telephone available.

The property has an integrated sound system in kitchen, dining room and living room, and has a computer in the main hallway for guests use.

Guests are requested to arrive from 4pm onwards.

Please note SHORTBREAKS are available at any time EXCEPT school holidays. Friday for 3 nights is 85% of the weekly price.  From Monday x 4 nights prices from £750.

A refundable damage deposit of £200 is required prior to arrival.
