Within an Area of Outstanding Natural Beauty and in a friendly, farming environment sits Bretherdale Hall, a fine example of a traditional Lakeland farmhouse.  Surrounded by open countryside, spectacular views can be enjoyed from all rooms, from summer sunsets to spring green fields dotted with lambs and foals.  Only 10 miles north of Kendal, Bretherdale is within easy reach of both the Lake District and Yorkshire Dales and is close to Junction 38 of the M6 which boasts the best UK services with its award winning food shop, providing local, quality organic produce.

Sensitively renovated, Bretherdale Hall has great character with a delightful contemporary feel.  The fittings throughout are of excellent quality and have been successfully complimented by carefully chosen furnishings and accessories to create a truly individual look.  All season goose feather and duvets combined with Egyptian cotton linens and towels will ensure a comfortable end to a day on the fells and restful sleep ready for tomorrow's adventure.

The fully renovated, adjacent barn now completes the holiday accommodation and the separate spa, drying and games building with under floor heating, create a warm and comfortable environment.  The property is designed to enable large groups of family and friends of up to 18, or for two smaller parties to use without any loss of privacy, including the 2 separate private garden areas.

The shared facility of drying cupboards, Laundry, Spa and Games room provides guests with the opportunity to wash clothes and dry coats and boots after a long walk!  Separate spa towels are provided for guests to relax in the Sauna or Steam room for relieving those aches and pains, and use the showers to refresh for an evening's relaxation. The games room is a place away from the house to play pool, soft darts, garden jenga, your own music (ipod docking station supplied in each property), enjoy a DVD (all age DVD library of films) with cinema surround sound, or use the Wii and Xbox games for a bit of family fun.

To complete the courtyard setting is a barn style open bay garage with undercover parking for 4 cars plus an all weather championship sized table tennis table.  There is also ample parking for another 6 cars.

The house property also benefits from a wireless Broadband service for those guests who need to keep in touch with their own laptops.

Ground floor

With oil fired underfloor central heating Bretherdale Hall briefly comprises:

Lounge:  Entered from the front porch into a spacious lounge with large sofas, multi fuel burning stove set in an inglenook fireplace (Initial basket of fuel provided), TV with full Sky HD package, DVD and CD hi-fi surround sound.

Breakfast Kitchen:  With fridge/freezer, microwave, Rayburn Cooker, plus built in conventional electric oven and hob and dishwasher and separate fridge and freezers.

Dining/Garden Room:  With dining table and comfy seating and patio doors leading to the garden. with further seating and table for al fresco eating, a charcoal BBQ is provided.

Utility Room:  With washing machine and tumble drier and down stairs toilet facilities.

First floor

Bedroom 1:  Master bedroom with kingsize bed with stairs leading to a separate dressing area and spacious ensuite with shower over bath, handbasin, WC and heated towel rail.

A split landing leads left to:

House Bathroom:  With shower over bath, handbasin, WC and heated towel rail.

Bedroom 2:  (Accessed down a couple of steps) leading to a delightful king size bedroom with high ceiling and chandelier.

To the right of the staircase:

Bedroom 3:  With twin beds which can be made as one king size on request and views over the Howgate fells.

Bedroom 4:  Double bedroom with double bed and stunning views over the Bretherdale valley.

Facilities

All oil, electric, bed linen and  2 towels per person are provided.   Cot, highchair and stairgate available on request. A basket of coal and logs are provided.

The Spa with Sauna and steam room has a set of towels and a secure drying cupboard for each property.Please note these facilities are shared between the House and Barn on an equal basis, a board is kept in the Spa for guests to book morning, afternoon or evening sessions for private use.

Bretherdale Hall has a private bore hole water supply.

About the local area

Situated to the South of the Lake District, and only a short drive from the sea, Kendal is especially well placed to cater for everyone’s holiday needs. Kendal is often seen as the Southern gateway to the Lake District, being only around nine miles from Windermere and around 30 miles from Keswick.

The other lakes are all within an hour or two's travelling by car from the town, as are locations for walks and rambles, both gentle and demanding. The town is home to a fine selection of shopping arcades, can boast two castles, two museums, a host of historical buildings and bridges, fine restaurants, a multitude of public houses, and views that would please the most demanding photographer including the nearby ruin of Kendal Castle.

The pleasant Lakeland village of Underbarrow lies to the west of the town of Kendal and sits at the foot of Helsington Barrow, a limestone ridge rising to around 700 feet. Underbarrow stands at the centre of a network of roads linking Kendal to Crosthwaite in the Lyth Valley, Newby Bridge and Ulverston and the village of Crook to Levens making it idea to explore all the surrounding areas with ease.

Further west is the small village of Crosthwaite which is an ideal point from which to explore the Windermere and South Lakes area and, with walks right from the door, it will please keen walkers and hikers.
