Spectacular views can be enjoyed from all rooms, from summer sunsets to spring green fields dotted with lambs and foals. Only 9 miles north of Kendal, the hamlet of Bretherdale is within easy reach of both the Lake District and Yorkshire Dales and is close to the M6 at Junction 38, which boasts the best UK services, with its award winning food shop, providing local, quality organic produce.
Bretherdale Hall Barn has been carefully refurbished and rebuilt with use of local materials throughout, beautifully married with modern, contemporary styling to create a truly 21st century feel. The fittings are of excellent quality and have been successfully complemented by carefully chosen furnishings and accessories to create an individual look. A pergola covered patio and outside dining table with plenty of seating is on hand to provide a useful outside space with shelter if required, with a wonderful vista of the surrounding countryside. The adjacent leisure building, complete with secure drying cupboards, sauna, steam room and showers plus the separate games room with pool table, surround sound TV, DVD, Wii and Xbox and library of films and games for all ages is to be the venue for many an entertaining evening. Ground floor

The ground floor is limestone with underfloor oil fired central heating and comprises:
Front entrance porch leading to a spacious hallway.
Bedroom 1:  Double aspect room with double bed, wardrobe and dressing table and en suite with shower cubicle, wash basin and WC
Bedroom 2: With views of the valley this room has twin beds, dressing table and built in wardrobe and en suite with shower cubicle, wash basin and WC
Bedroom 3: Double aspect room with king size bed large built in wardrobe and dressing table en suite with shower cubicle, wash basin and WC
House Bathroom: With stunning centrally placed stone bath, wash basin and WC
Back entrance porch leading to WC and Utility room with washing machine and tumble dryer.

First floor

With two staircases leading to the first floor the main one is a magnificent purpose built of oak with open tread staircase.  The first floor has oak flooring throughout the area, with a vintage Italian chandelier hanging over the dining table and a stunning central hanging wood burner for open plan living.
Lounge Area: With wide screen TV with full sky HD package, DVD and ipod and iphone dock station.
Dining and Kitchen Area: Has a central island with hob and pop up extractor and air circulator, a breakfast bar, there is a further double oven, microwave, dishwasher, American style drinks fridge/freezer with built in wine chiller.

Second floor

The whole floor is carpeted and approached by the back staircase into a galleried area with a library.

Ample undercover parking for up to 4 cars with additional parking for at least another 6 cars on site. A spacious patio with outside dining furniture for 10 is provided as well as a charcoal BBQ. Access to the leisure building with sauna and games room. Plus a full size table tennis table available. Please note these facilities are shared, and there is a board in the spa area where guests can book out morning, afternoon or evening sessions for their private use. Separate, secure drying cupboard with a supply of spa towels situated in the spa block for the sole use of guests in the property. Bretherdale Hall Barn can be booked in conjunction with Bretherdale Hall (129194) to provide accommodation for up to 18. This property has a private water supply. A refundable damage deposit of £200 is payable one week prior to arrival.

About the local area

Situated to the South of the Lake District, and only a short drive from the sea, Kendal is especially well placed to cater for everyone's holiday needs. Kendal is often seen as the Southern gateway to the Lake District, being only around nine miles from Windermere and around 30 miles from Keswick.

The other lakes are all within an hour or two's travelling by car from the town, as are locations for walks and rambles, both gentle and demanding. The town is home to a fine selection of shopping arcades, can boast two castles, two museums, a host of historical buildings and bridges, fine restaurants, a multitude of public houses, and views that would please the most demanding photographer including the nearby ruin of Kendal Castle.

The pleasant Lakeland village of Underbarrow lies to the west of the town of Kendal and sits at the foot of Helsington Barrow, a limestone ridge rising to around 700 feet. Underbarrow stands at the centre of a network of roads linking Kendal to Crosthwaite in the Lyth Valley, Newby Bridge and Ulverston and the village of Crook to Levens making it idea to explore all the surrounding areas with ease.

Further west is the small village of Crosthwaite which is an ideal point from which to explore the Windermere and South Lakes area and, with walks right from the door, it will please keen walkers and hikers.
